Salt Tree Advisory was engaged by Carinya Station, a well regarded outback farm stay near Lightning Ridge, to prepare an Accommodation Action Plan that supports the long term sustainability and growth of their tourism offering. Carinya already provides a mix of camping, powered sites, glamping and farm-based experiences, and sought independent, structured advice on the most viable pathways to evolve their accommodation offering over time.
Our work involved reviewing site conditions, existing operations, guest profiles, land use planning constraints, and regional tourism context. We assessed a range of feasible accommodation options and approval pathways, including opportunities afforded under NSW AgriTourism and Complying Development provisions, and provided a clear understanding of what is practical, permissible, and compatible with the property’s character.
Salt Tree Advisory delivered a staged roadmap outlining how Carinya can progress concept development, planning checks, services considerations, supplier engagement and budgeting in a way that is manageable for a family run business. The plan gives the owners clarity, confidence and a structured pathway to inform future decisions ensuring any next steps strengthen guest experience, align with the property’s values, and support long-term business resilience.
